Questions we hear on every first call
Can I buy without a US bank account or social security number?
Yes for a cash purchase. For a mortgage, foreign-national lenders typically work from your passport, proof of funds, and the property's rent rather than a US credit score. We confirm the exact file with the lender before you commit to a search.
Do I have to travel for closing?
Usually not. Contracts are signed electronically. Closing documents can be notarized remotely or at a US consulate, or signed by someone you appoint under a power of attorney.
Should I own it personally or through a company?
It depends on financing, liability, and how you plan to pass it on. We lay out the tradeoffs and bring in a Maryland attorney and a cross-border tax advisor for the decision itself.
What happens when I want to sell?
Foreign sellers face a federal withholding at sale under FIRPTA. We plan for it at purchase so it is a line item, not a surprise.
